Solve problems for the new owner - if the roof is a bit dodgy then replace it. Make sure the plumbing and electrics are all in good working order, because nobody will pay top dollar for a house when the the basics aren't right.

Good advice Sarah. I am looking to embark on a career in property development however unfortunately buy to let mortgages are few and far between. Lets hope for a good release of credit into the marketplace. In the meantime I'm just counting the pennies.
