The more you know about the seller’s situation, the easier it will be for you to negotiate. Try to find out how long your potential property has been on the market – if it’s been around for a while, the seller may be prepared to accept a cheeky offer. Find out, too, whether the house was on the market, taken off, and put back on at a lower price after a break of a couple of weeks or a month. Estate agents often do this so that they can market the house as ‘just on the market’, when in fact the house has been on the market previously. All these pieces of information are vital to know before you start negociations, because they will give you a clue as to how much the seller might be able or prepared to drop further.
