If you are an unencumbered or chain-free buyer, you are in a strong position to stand out amongst other buyers and knock a significant amount off the asking price. When you view a home that you’re interested in, make an impression on the owner by talking (in not too much detail) about your situation – phrases like ‘we’re ready to move’, ‘we’ve got all our finances in place and we’re renting at the moment’ will work wonders. If you are interested in a particular house, ring the agent afterwards and stress all your good points before you put in an offer, underlining that you expect all these points to be reiterated to the vendors.
