Sarah Bailey, Sales and Marketing Director at London-focussed property developers MacDonald Egan, says, ‘In London, SE14 and SE8 in Zone Two have been earmarked as strong areas for investment as property values are expected to surge following the completion of the new Deptford train station, new East London Railway Overground network, due for completion by June 2010, and other infrastructure being implemented for the 2012 Olympic Games. In 2009, we also expect strong interest in East London as the public sees the level of Government and corporate investment coming to fruition.’
John Inglis, sales and marketing director for house builder Explore Living says, ‘Areas where there is current or planned infrastructure and strong corporate investment will yield strong property values and growth. For example, the Thanet region will undergo major rail upgrades that will more than halve commuting time into central London. In addition, the area is expecting 550 new jobs to be created through the Thanet Earth project. Currently prices for homes in Ramsgate are very moderate compared to south east averages.’
Simon Wright, chief executive of house builder Simon Wright Homes, which is currently marketing a number of developments in Kent, says, ‘The south east is traditionally economically stronger that the rest of the UK, and with the 2012 Olympics on the horizon, as well as the Thames Gateway and Ashford regeneration, which includes the high speed rail link between St Pancras, Ashford and the Kent coast from December 2009, London and the south east are still strong growth areas.’
East and South East London, the Thames Gateway and north Kent are the likely growth areas next year.
