Talk to local agents about the property you are looking to sell or buy and ask them what they think of the valuation that you have. Approached pleasantly, and not on a Monday or Friday which is often their busiest days, they are likely to help you and might actually give you more information than you’ve secured already.
Once you have all the comparable information you need, you will have an idea of the minimum and maximum value of the home you are looking to buy or sell. If buying, you know that you can now offer at the lower range first and not agree any more than the top of the price range, and if selling, you know what a good or a bad offer is, and what to accept or reject.
