Meet the developers

Property Ladder
Terrace in Kirkby
Damon Marshall and Corinne Ellison have bought a dilapidated terraced two-up two-down in the outskirts of Kirkby, north of Nottingham. They believe their street is up and coming and ripe for developing. It’s also the only place they can afford to buy.

They’re both up to their eyeballs in debt, which includes a dangerous 100 per cent mortgage, so they can’t afford not to make a profit. They need to stick religiously to their tight budget, so they hope to do most of the work themselves, but they have almost no experience.

Damon and Corinne want to modernise the house by moving the only bathroom from next to the kitchen downstairs to upstairs. However, Sarah feels that they should leave it where it is and save themselves the huge cost and loss of bedroom space as few houses in the area have upstairs bathrooms. Instead of making major changes, she advises them to simply sort out the problems, like the damp and central heating, and redecorate to stay within that budget.

But with an unrealistic deadline just 10 weeks away, structural problems and lack of essential skills, their delicate financial position looks already compromised...

Flat in Brighton
Habib Khan has a location to die for, right on the sought-after Brighton sea front. Property here is notoriously expensive, but Habib thinks he’s found a real bargain, a tired three-bedroom apartment.

Though the building has been seriously neglected, the exterior, communal areas and building services are now going through an extensive restoration, so Habib could be sitting on a goldmine.

However, in not reading the sales documents properly he’s overlooked a rather large problem: he has to pay £75,000 towards the restoration project. Luckily his mother has agreed to remortgage her house, but Habib is taking a big gamble.

Inside, Habib intends to rip out all the original features – but he’s overlooked another detail. This building is grade II * listed and all alterations need approval – approval he can’t get. Can he rein in his youthful optimism and make the best of a difficult situation?
