Properties One & Two

The market in Edinburgh is booming and even their healthy £600,000 budget could be pushed into the red. Tara and Alistair are no strangers to the property game; they've sold their own homes and are pooling resources to kick-start their new life together. But are they trying to achieve too much too soon? Kirstie and Phil not only tackle abundant competition where the name of the game is to be first in the door, but also guide Tara and Alistair through the complicated Scottish property system. They show Tara and Alistair a fantastic selection of family homes, but it's the survival of the fittest; are they willing to risk all in the bidding war to bag the house they want?

Just six months ago a search of their budget would have been easy. Houses that would have set their pulses racing were going for well under £500,000. But prices have rocketed and now the same houses are going for £100,000 more. The Scottish house buying system also complicates matters further. Prices are listed as ‘offers over’ and buyers must bid 10 – 50 % higher. So a budget of £600,000 means nothing more than offers over £475,000.


Morningside

The first stop on Phil and Kirstie’s whistle stop tour of the city’s prime properties is the desirable area of Morningside, a twenty minute walk from the city centre and a stone’s throw away from where Tara and Alistair share their current flat.

Ideal location, spacious and airy.
Kitchen Cons
Small Kitchen and Bathroom.

Tara and Alistair decide that the kitchen is just too small for their needs and eagerly move on to the next property on the short list.


Newington

The second property is in Newington, a five minute walk from the city centre. The Victorian terrace has been recently restored to its former glory with a stunning stairway and interesting period features.

Pros
Close to town centre, beautifully restored, spacious kitchen & bathroom.
Cons
Parking is a problem, no extra living area/den.

Tara falls in love with the house, and despite Alistair's concern about the lack of parking, it is a strong contender.
