1. Dear Phil In 2007 in purchased off plan a carbon neutral villa near Dolna Banya Bulgaria. At the time I was advised that I would be able to sell before completion which is at the end of this month. I have been trying to sell the villa without sucess reducing the asking price to 160,000 euros which is 5,000 less than the purchase price. Because of the unavailabliity of mortgages in Bulgaria the developers have come up with the proposal that we transfer our interest to Phase 4 of the developement and our 30% deposit be used to buy 90% of the 30% we will need for the new agreement. The remaining 10% willbe payablein 6 month - 2 years time. Ihave tried to pin them down as to timescale on this with no sucess. My main concern with this proposal is that I will only increase my indebtedness to the developers and that the property will not be worth what I will have to agree to pay for it . Originally I paid 165,000 euros Obelisk International are marketing them off plan now at 185,000 euros which is what I presume we will have to pay for a phase 4 plot. Another website is selling them for 213,000 euros already built. When I asked if the properties had been valued I was told 1100 euros per sqm . The plot size is 142.20 sqm which makes it worth 156,420 euros which is a lot less than I agreed to pay for it. Given the loss on Phase 2 and the fact that all my money is tied up in this villa, I do not have the 10% they will require, I am reluctant to accept the developers proposal . If I dont they will sue me! Do you see anyway out of this mess I would be extremely grateful for any advice you may have. Yours Sincerely Sue Holman

3. How do apply to ask location location location to find me a coastal property, sea view, without a neighbour too close by, but walking distance to the shop or village. Tall order I know but I am selling my apartment on the West coast of Barbados and need a wonderful retreat in Cornwall or Devon. Price will depend on whether I also sell my family home in Derbyshire too! In total I have three homes at present and need to start a new. Divorced 12 years, two daughters and one new wonderful man in my life......help help........retired classical singer am I......not quite true still sing for people I love or like......thank you in anticipation....Patti.

8. What would your opinion be on FTB going ahead in the current climate. We have a 15% deposit, however, because of circumstances we are being offered a fixed rate at 9.59% for two years. Fear of price drops and negative equity, making us consider pulling out..heartbreaking. Any advice are we just being scared?
