

Matt Dey and Amy Henderson have been looking for their second home for over a year and it’s not a complete mystery as to why.
They've viewed over a hundred properties but, by her own admission, Amy still hasn’t learned to compromise!
It's not something professional rugby players are normally known for, but Matt is one centre who’s found it easier to take life lying down.
Now, though, they're anxious to get out of their rented flat and back on the property ladder.
Amy’s a lady who knows what she wants and exactly where she wants it. Her tiny search area covers only two square miles. Edinburgh’s an impressive city and Matt and Amy want an impressive piece of it. A grand main door flat with plenty of features, entertaining space for an entire rugby team, a big kitchen diner, all of this right in the heart of the city.
Even with £500,000, it's a big ask, particularly when they have already turned down 100 properties.

This was always a two horse race. The flat in Comely Bank with its sensational kitchen always had the wow factor, but with five notes of interest already on that property and Matt and Amy’s history of losing out on sealed bids, they decide they want to see the safe option – the flat in Stockbridge with no notes of interest and the amazing front door that Amy loved.
A second visit confirmed that the flat's entrance hall was still as impressive as it was the first time around - and even better, the kitchen was bigger than either of them had remembered.
Without any notes of interest there's no closing date, meaning that Phil can take charge of the negotiations on behalf of the couple, as long as he has them written up and officially submitted to Matt and Amy’s solicitor by the end of play.

Amy's not making it easy for Phil, though - despite saying she didn’t care about the money, she wants to start with a low initial offer – just 16 per cent over the £395,000 guide price.
But negotiations go well, and Phil secures the Stockbridge flat for the couple for £475,000.
Four months later Matt and Amy have moved into their dream pad.
