  1. Hello: Relocation Relocation viewer from Canada. Watching last night's episode, I caught some very interesting information about rental property investment opportunities in Berlin. Phil had taken the couple to Berlin and the properties of most interest were in Pankow and Charllotenburg, with the latter winning out although the deal never went through in the end. I would have been very interested in securing the 2 bedroom apartment Phil had shown them and I have since been looking up other properties in Berlin. My goal for the property, like the couple on last night, is to purchase and forget about it with the hope that it self-finances itself (mortgage and other expenses covered via collected rent) and appreciates in value over time. I need help determining where the good investment opportunities in Berlin and other possible areas are, help on German rules for rental property purchase/financing (do I get a mrotgage from a bank in Germany and how much down payment is required?)/taxes for foreign nationals, property management services for absentee landlords, etc. I realize Mr. Spencer is a busy fellow but I truly hope this post gets to him somehow and either he or Ms. Allsopp are able to respond or direct me to another source for help. Thanks and cheers.

  2. Very informative and a pleasure to watch, just the right amount of property review and humor to make it entertaining. I enjoy both your personalities and the look at properties in other areas, it has caused me to think outside the box for income and vacation property. I hope you both continue making the property ladder a pleasure for all long into the future. Best to you both.

  3. Hi Kirstie & Phil, Relocation, Relocation is my favourite property show on TV. We live in the Adelaide Hills in South Australia and I love seeing England's beautiful countryside. My husband and I are planning a trip there in the next couple of years or so and hope to stay in a few of those lovely villages dotted around England. Not only do you provide great tips on property buying but you are good for tourism as well. Well done!

  4. I love the program Location, Location.Phill is a wonderful, charming presenter that I would trust with my life. Kirsty is a great beauty with a personality unequalled on TV today. Her black lustrous hair, her snow white skin with the bright red defiant lips leave me week at the knees. The two together are a chemical reaction miracle. And the houses are great.

  10. Hi Phil and Kirstie, I have just been looking at your book, 'How to Buy a House' and am reminded of how your advice helped us to buy our house 4 years ago on our move to Devon from the Midlands. It was touch and go for some time, we even had to have rented property for ourselves and guests for our wedding as the house sale fell through and we didn't have anywhere to live. At the time we were still living in Lichfield, Staffs. Thankfully, the chain was mended and we were back there to complete on the house we wanted. Thank you so much for your good advice, love your programmes, when we move again, which we hope to before long to be a little more in the country we shall be delving into your book to give us some more good tips on buying our house. Best Wishes, Jill and Jim

  14. Hi Phil, My sister-in-law has a beautiful new build houseboat on the Thames but sadly has lost her rented mooring. Unable to afford to buy a mooring outright she has not been able to find one to rent despite searching for 6 months. I know you and Kirsty helped a couple in a similar situation last year and wondered if you have any ideas. The mooring has to be London side of Chertsey Bridge as it is too high to go under the archway, and therefore away from London. Situation:- A beautiful boat/home and no-where to put it. p.s. she has put the boat up for sale but prospective purchasers have the same problem. Love the programme - great presenters.

  19. Hello Both !! Question ... Children away at Uni ( that's University to us ! ) What are the merits of actually buying a property for offspring to live in and 'house share' as opposed to them renting for their studying years - can any finance be obtained for such a project or is it total madness !?! Two locations to consider High Wycombe and Bournemouth - not cheap I know - but you like a challenge !!

  20. I would like more information about properties in Berlin to buy to let. How long are the leases with the tenants? Some seem to say 10 years let guaranteed, but what if you want vacancy in 2-5yrs time? What are the legal costs? Do they differ from UK. Thanks. Maggie

  21. Dear Phil, I just have a question - not a comment I really liked the two bedroomed flats you showed on tonight's program in west Berlin priced 45-58000 Euros. Could you tell me what the average rent is and whether there are any special rules and taxes for British subjects buying in Germany? Massi

  22. Hi Phil, love your proghrammes ...but....they do seem remarkably different to the experiences I`m having trying to sell and buy. Firstly despite having a Grade 2 listed detached cottage dated 1725 and in spot on condition, several agents simply couldn`t come, wouldn`t come or failed to turn up to initially value it! Most of those that did had worked out their valuations before even turning up based on nothing more than the price I paid for it in 2003 even though the property has been comprehensively restored since. Secondly, actually getting a decent viewing of potential purchases is almost impossible. Accompnaying agents have started viewings with "I`ve only got ten minutes" or even a mobile phone call to say they can`t make it when I`ve been waiting outside the property for them. Requests for access to the garage or even the rear gardens have been met with "sorry I don`t have the keys" Thirdly, I`ve actually been more succesful in securing good marketing for my property (free of charge)than the agents have, getting photos and a write up in the Listed Properties Owners Club quarterly coffee t able "glossy magazine"! Essentially it seems my property has been put on the usual websites and their offices and thats it - selling is non existant and the downturn is even stopping most of them advertising in the local press. Any offers what I should do? Ray Canterbury

  26. Well, Phil may be a jolly nice chap, but his property price predictions are hopeless. A year ago, he was saying that prices would be 10% higher now than they were then. Instead, they're 16% lower and still falling. So, a flat costing £100,000 a year ago is now worth £84,000 compared with Phil's estimate of £110,000. Phil, you're 38% wide of the mark!

  30. Hi Phil & Kirstie, Firstly great shows and really enjoy them. That why I thought I should write to u both. My Girlfriend been trying to sell her lovely cottage for nearly 4 years now and she can't get it sold. She has been through 3 estate agent and its seems they haven't been working for her at all. She's probably had less than 15 people come view the cottage in 4 years. She is at her wit's end. I can't understand why the place is not selling apart from the fact hardly anyone viewed it. It is such a beautiful cottage and has its own courtyard. It used to be a blacksmith but was converted last century, recently it was renovated and look great. Could u offer any help to my girlfriend who really want to sell and move on with her life. We both would be so grateful. Andrew
