

South London is a hugely varied area in terms of property prices. Some postcodes, particularly in south west London - think Clapham and Wandsworth - have seen their property prices double since the millennium. So where to look if you want to live south of the river, but don't have millions to spend?
The average house price in the Clapham SW4 postcode is £560,826, more than three times the national average. Why? Well, the convenient transport links, trendy restaurants, cafes and one-off boutiques could have something to do with it. The surrounding areas of Wimbledon, Tooting and Balham have all seen enormous price rises, too. So where do you go to find something under £200,000?

The answer is to head a little further south and east. Crystal Palace is not only just 30 minutes by train from Victoria, it's also an area that's on the up. By June 2010, the extended east London line will benefit Crystal Palace and several areas in the borough of Lewisham, including Forest Hill (SE19, left), where average house prices are £283,951.
Forest Hill already has convenient train connections into central London, and has a younger feel than Crystal Palace, making it a great place to look for first time buyers. Developments with trendy loft style apartments are springing up in the area, and you can pick up a one bedroom apartment for just under £125,000.
