
When Harry Smith first came to Castleford as branch manager of local estate agents William H Brown 25 years ago, there were five pits, a coking plant, textile factories and a glassworks. Now, they’ve all gone, bar Burberry and Nestlé. ‘Now there are lots of people working in service industries, shop workers, those employed at the outlets,’ says Harry. This has brought new demographics and new housing needs. ‘Castleford was traditionally very low end of the market - very bustling and prosperous - but mainly terrace housing and semis. The vast majority of house sales were to locals.’

New houses are being built, but the industrial-era terraces should benefit from regeneration in New Fryston and the town centre.
‘All that’s changed,’ continues Harry. ‘Now it’s a 50:50 split with outsiders, mainly coming in from Leeds.’ All the big house builders are here - Barratt, Persimmons and Wimpey - building a range of housing from four bedroom family houses to starter homes. Property values have benefited but are still well below Castleford’s more glamorous neighbour, Leeds.
‘Ten years ago a two bedroom terrace house would cost around £30,000,’ says Harry. ‘You’re looking at three times that today - even with prices slumping around five per cent in the current market. At the top end, a four bedroom detached house will cost you under £200,000 (down 10 to 15 per cent over the last year or so).’
