
The contract should be easy to understand, and all relevant parties must inspect the small print and sign and date it. To make life easier ready-made contracts are available.

The Joint Contract Tribunal (JCT) has produced a contract specifically for those looking to improve, renovate, develop or build homes. The contract sets outs in writing what is expected of the builder and you, the developer and gives you a template that covers:
- the precise arrangements for the work to be done. For example the price, payment, working hours, insurance and guarantees and how to resolve disputes if they arise.
- it sets out simply and clearly what is expected from you and your builder while the work is being done. For example, how payments should be made, what to do if you want to make changes to the work and how to deal with a builder wanting to extend the time taken for completing the work. Alternatively you can download a free, ready-made Plain English Contract for small and large domestic building work at the Federation of Master Builders website. FMB’s Jayne Curtis says it’s ideal for people who are renovating or self-building and can be tailored to suit your project. You can use the service even if the builder is not a FMB member.
