Ruth visits Garston Manor, a Grade II listed Georgian house on the outskirts of Watford built in 1812. Headmistress Sheila O'Neill bought the house as a wreck for £500,000 from the local council with dreams of turning the decrepit building into a school.

Thirteen years later the Montessori school is just about breaking even. But attempts at diversifying into a wedding and conference venue have failed.

Ruth persuades Sheila to relinquish control and pass some responsibility onto her eccentric and free spirited daughters, who create a magical treasure hunt for guests, launch a UFO academy, and make a new terrace and gardens. But can the daughters turn their early successes into bookings and make money?
