Converting a bedroom into a bathroom

Planning

The number of bathrooms a property enjoys can effect its perceived value. A popular solution is to cannibalise a bedroom or to create an en-suite in the attic, however if a room has never previously been employed as a bathroom there are important plumbing and structural issues to consider.

For a start, changing the useage of a room from a bedroom to a bathroom will need approval from your local building regulation officer. You will also need to notify your local water company as any changes to how the water is supplied will need to conform to water bylaws.

If you proposed bathroom has outside walls then your cheapest and simplest option will be to fit new pipes to the external wall. If this is not the case then you will need to install a macerator (which wil reduce the waste - don't think about it. Not pleasant) and a pump. Installation however can be difficult and messy, and please avoid the cheaper versions unless you like the sound of a chainsaw starting up greeting your every flush.

In wet, tiled areas moisture and condensation are bound to build up and so an extractor fan is vital. Once again, road test these for noise nuisance - it might be bearable by day, but it will become insufferable by night if anyone in the hosue has a weak bladder.

Traditionally only razor sockets are allowed in bathrooms. Recently gadget afficionados have been heralding tile sized bath TVs and music systems, but these, as with any electrical supply to the bathroom must be fitted by experts.
