Keeping Builders to the Schedule
Even if you have a timescale nailed up in the site office, don't expect the builders to be as keen to stick to it as you are. Being on site every day, or hiring a project manager, is the way to keep everything going smoothly. Get into the habit of holding short briefings at least every other day to go through what needs to be done, when deliveries are expected and work through problems before they cause delays or expense.
Tips
- Time spent finding a builder you trust should make for a good working relationship but you must still have a contract with start and finish dates as well as pricing. Be realistic, your builder won't be able to give a day-by-day schedule of work, as there are just too many variables
- Don't be brow-beaten into accepting an alternative material or product unless there's a very good reason. Builders are pretty conservative and may try to use a standard tile or window that's quicker and easier to fit than your non-standard product
- Just keep talking - it's no good walking off site and hoping things will get better by themselves
- Use the internet or magazines to read up on more unusual products, such as folding doors or light pipes. Check forums for first-hand experiences and talk to the suppliers to glean any tips. Ask for a copy of the installation instructions
- Pay your bills on time. As long as you're happy with the service and goods, there's no reason to sour relations with a supplier. Paying your workforce promptly will also do a lot for the atmosphere on site. You never know when you may need a favour.
