James Simpson, a partner at estate agent Knight Frank, is about to move into his first self build. It's taken him about 18 months from start to finish, to buy his plot of land and oversee the completion of his five-bedroom detached house, with a third of an acre of garden. It's his dream home... for the moment.

His love of gadgets inspired his decision to have Cat 5 wiring throughout his house. It has allowed him to put a computer in any and every room, have video phones and a complete camera security system for his house.

'It's easier to do such things in a self build - it cost pennies, but if you had to rewire a house to do it, it would prove very expensive,' says Simpson.

'I'll probably only be in this house for about three years,' he says. 'You get a real taste for building your own. My house has a white kitchen floor, it's impractical, but it's how I want it. You don't really build a dream home with selling it in mind.'

Michael Bedford, Partner at Bedfords estate agent, already has one self build under his belt, has sold it and is planning to begin another one in the future.

'My self build was a dream home at the time - a great bachelor pad,' says Bedford. 'I sold it to the first viewer. It is horses for courses. But with a self build you have architects' certificates to show how it was all built and often you can offer a bit of history about the plot to buyers too.'

  • Self builders save around 30% of the value of their house by building it themselves
  • If you self build a property as an investment and you need a mortgage to buy land or to finance the build, you will need to ask high street lenders for a commercial build mortgage
  • Unless your self build is your principal residence for an unspecified amount of time, you will be liable for capital gains tax
  • Building a new home is zero rated for VAT
