
There are also stringent new building regulations, namely Part L, which deal with the conservation of fuel and power. A recently issued government White Paper is calling for a 60% reduction in carbon emissions. On its list are things like domestic boilers. Its intention is that from April 2005 all new and replacement boilers sold will have to be high efficiency condensing boilers. So the more energy efficient your house is the more saleable it will be.

Burrell says, 'When you build a home for yourself you give careful consideration to things like running costs, whereas a builder is not considering such things - they're more likely to be concentrating on meeting building regulations to get a property passed.'

He also adds, 'Over the last ten years self builders have been fitting in things like condenser heating systems, underfloor heating, solar panels and warm roof design. The specification value in self builds tends to be higher as such things are easier to do when you are building from scratch.'
