Exactly how can you judge if you are getting a good deal on land? To begin with, it probably goes without saying that land which already has some form of planning permission will be of a much higher value than land without.

Then consider the regional variations. As always, it is about location, location, location. The worth of land for sale is directly related to the current housing market, so it follows that land in sought after regions, such as London and the South East, demand more per acre than their cheaper counterparts.

Also, bear in mind transport links, which often influence the asking price of any site. Although countryside tranquillity may appeal to many people, land prices close to main commuter links such as motorways and railway stations are much more popular than rural plots. Furthermore, land situated close to a quickly expanding town will command a higher price in expectation of its future building potential.

The VOA provide property market reports twice a year and there is a special section on residential building land, which can provide information on prices and planning policy from across the country.

Do I Need to Pay Tax on Land?

Stamp Duty Land Tax (SDLT) has replaced Stamp Duty in respect of land sales. SDLT is payable by the purchaser in a land transaction. Certain transactions are not be liable to Stamp Duty Land Tax either because they are below the threshold or because the transaction qualifies for relief.   1. In reply to Sandra questions - we have lots of these type of questions, and so we took the time to research this some months back (early 2009). Greenbelt land by its very nature is hard to acquire any sort of planning permission on - however, often we found people where wrongly assuming the land was greenbelt land in the first place. Greenbelt land is very frequently assumed to be an entire block (or belt) of land. Whilst this is true in general there are many frequent "inserts" (exclusions) in most areas. For example many villages in greenbelt areas will be part of an insert so so normal greenbelt rules would not be applied as strictly. I suggest then, if you have found a parcle of land that you fully check with your local land registery. You can often do this only via your local authority website, but I would suggest you confirm this with the land registery first! I hope this is helpful, Ed.

  2. Thank you for a very comprehensive site, what I was wondering is what type of land I could actually situate a log cabin on, could I apply for permission to put this on greenbelt land if there were outbuildings on it already or would I have to have brownfield land? Many thanks
