

A useful thing to do is present both yourself and the estate agents working on your behalf a visual aid to the areas you would consider. Simply highlight areas of interest on a map with copies for both yourself and anybody working on your behalf. You should already have researched these areas like you would an established home that you were looking for. Is it near the amenities, transport routes, social facilities that you need etc.
How much help you get from your estate agent will depend on how they place the emphasis of their business. An agency concentrating on more urban environments may have plots on its books but regard them as secondary to selling built houses. An agency with a specified land and new homes division may be better equipped to help you. Don't be fobbed off by being 'added to a list' however. Lists are an excuse for people to put you out of their mind. Stay in regular telephone contact.
You may find professionals like surveyors, architects and planning consultants useful in identifying plots, especially if an architect thinks you might need their skills later on. Often, however, leads come via word of mouth just because people know you are looking.
A way of telling people you are looking is by putting an ad in a local paper. Be specific about your requirements for the land to avoid confusion. Also browse the classified sections or your local paper for advanced notice of planning applications.
There are of course an ever widening array of self build magazines all offering details of plots for sale, and all available from larger newsagents. Shows and exhibitions can be useful too. Local shows will be the most useful in terms of finding plots in your search areas, but at the larger events you may well be able to hear seminars given by those who have trodden this path before you and gain from their insight.
