

The Building Regulations are the means by which the government controls the quality of construction in the UK. You will be required to conform to regulations for every stage of your build. Here's our guide to what's what.

The first UK building regulations were published in 1966, and imposed national standards for the first time. They were originally drawn up with matters of safety in mind, such as the spread of fire and structural integrity. The remit has now been widened to include concerns such as energy efficiency and access for the disabled.
Jason Harris, who is an Architect and Managing Director of T-Space, www.t-spacearchitects.com says, 'Building Regs are intended to protect the interests of everyone, from the owners of the building to passersby, from neighbours to future users of the building, and now (when considering energy efficiency) the nation as a whole.'
The Regulations are grouped into categories ('Parts') A (structure) to P (electrical). Harris notes that for each Part there is an Approved Document which outlines solutions that will satisfy the Building Regulations. They do not preclude undertaking alternative solutions which can be shown to satisfy the regulations, but the onus is on the applicant to prove the case.
