York-based Live Smart @ Home has the sole rights in the UK to the groundbreaking BoKlok technology in order to build homes more efficiently and offer housing at more reasonable prices. BoKlok, which means 'live smart', was pioneered in Sweden by furniture business IKEA and construction firm Skanska; the concept meets UK homeowners' real needs by providing spacious, functional and high-quality properties at much lower costs. Pros

  • Factory construction aids precision engineering, so no glitches.
  • Reduced onsite time - as little as ten weeks - and therefore labour costs.
  • Lessened environmental impact due to sustainable (timber) materials and off-site manufacturing process.
  • You can design the house to your heart's desire.

Cons

  • You won't be able to 'walk in' and buy; and so will need to have a certain 'hands on' aspect.
  • You will need to source and buy the land (although some kit house manufacturers will assist).
  • Mortgages may be harder to come by and you'll usually have to put down a larger deposit than on a 'built' house.

  1. In Penrith, Cumbria, one is required to provide affordable housing for someone else if self-building for oneself. Is there some way to get round this silliness? I certainly don't wish to share my land (if I could find any!) with perhaps someone I wouldn't necessarily choose for a close neighbour. Dee
