But before you head down to the nearest DIY store, or phone up a conservatory specialist, check out what you need to think about.

Do You Need Planning Permission For A Conservatory?

Generally, you won’t need planning permission. Under the regulations that came into effect on 1 October 2008, conservatories are considered to be permitted development. However, there are some size and height limitations – you can’t cover half your garden with your new room, and you can’t build one higher than the top of your existing roof.

Visit the government’s planning portal for the full list and bear in mind that that outside England you need to check with your local authority. Also, listed buildings will probably need listed building consent.

Building Regulations For Conservatories

Building regulations won’t apply if your conservatory is at ground level, less than 30sq m in size, mostly glazed and with an external door between house and conservatory. The glazing and electrics do need to comply with building regs, though.

If you need a new opening between the house and your conservatory this would also need building regulations approval.

Check out the full criteria at the government’s planning portal. Again, this guidance if for England, so outside, check with your local authority.
