Chimney Breast Removal
What is it?
With most of us having central heating these days, few have any use for fireplaces. It has therefore become commonplace for home improvers to remove chimney breasts in order to add a few centimetres to a room. But it's not always a good idea, or done very well.
Is it a Deal Breaker?
In some cases removing some or all chimney breasts from a home can leave rooms looking bland, boxy and featureless. If it has been done badly then it should come up on your survey and this should affect the offer you make as it will have to be put right to ensure the structural stability of your home, and if you are in a semi or terraced house, possibly your neighbours house too.
What can you do about it?
Remedial work to resolve a badly or partially removed chimney breast should ideally involve someone who knows what they are doing - a structural engineer. Care must be taken to re-strengthen areas where structural support has been weakened and the work done must abide by the Building Regulations. In England and Wales the Party Wall Act requires you to have the written permission of your neighbour - if you live in a connected home - before any work can be done.
TOP TIP: Be especially nice and accommodating to your neighbour before you bring up the subject of a Party Wall Agreement. The noise will drive them mad so better to have them onside at the beginning.
Average cost of removing chimney breasts range from around £1,650 for a single level to £3,700 for removal from three levels.
