The Bad Extension
What is it?
This includes any structure - room extension, conservatory, or loft extension - that may have increased the home's square footage but is at odds with the original character of the house.
Is it a Deal Breaker?
It can be. Regardless of the living area it has brought to the property, an extension that isn't in keeping with the original design is like a zit on a supermodel - distracting and devaluing. If you are prepared to put up with the work and expense that will be associated with remedying this type of home improvement nightmare then your offer should reflect what you expect will be the cost of putting it right.
What can you do about it?
While a conservatory may be relatively easy to replace, a shoddy or just plain ugly extension can be prohibitively expensive to put right. The good news is that some idiot somewhere granted the vendor planning permission to put up the monstrosity so logic would dictate if you tore it down and designed something better, then that should get permission too.
OR: A less drastic, expensive and time consuming approach is to carefully study both the original house and the add-on and decide which of the features of the extension cause it not to work. Replacing windows or doors, modifying their surrounds and increasing the pitch and materials used on a roof can have dramatic effects on the external appearance of a home. The living space that you inherit shouldn't always be taken and used at face value. Internally rethinking and perhaps re-tasking living space that isn't quite working with the aid of an architect or the input of an interior designer can give a home an entirely new lease of life.
