Recently, things have started to turn in favour of self builders - not only are less developers buying sites, but most developers are now selling sites from their land banks, in order to try and raise some much needed capital. In the last 12 months, one of the UK’s largest online databases of building land, Plotsearch, has recorded a 50% increase in the number of building opportunities available for self builders and renovators – it currently has over 9,000 plots, renovation properties and conversion opportunities for sale.

* Be proactive and get to know the area you want to live in – chat with the locals and let them know you are plot-hunting.

* Search the local planning register for recent planning applications, particularly those for a single dwelling.

* Draw up a legal and binding agreement with a plot-owner so that you don’t miss out.

* Wherever possible, contact the owner of a plot, as opposed to the agent.
