Nothing's more annoying in a kitchen or bathroom than a dripping tap. Fixing the problem is a simple DIY job that will save you a hefty plumber's call out charge and only takes 15 minutes to fix.

First, turn off the water supply, either at the mains or at the service valve on the pipe to the faulty tap. Put the plug in so that small bits can't be lost down the waste pipe. Take off the top of the tap either by pulling it or removing the centre cover on the handle and undoing the small retaining screw. Wrap a tea towel around the body of the tap and hold it firmly with an adjustable wrench. Use a second wrench to unscrew the large brass headgear nut. If it's stuck, spray with penetrating oil, such as WD40, and wait a few minutes.

Dripping tap

On the underside of the headgear nut is the washer that you can prise off with a screwdriver. Push the new washer into place and screw the headgear back on to the tap but don't over-tighten it. Replace the tap top and turn on the water supply to check for drips.

If the tap still drips, the area underneath the washer may be worn, coated with limescale or scratched. This can be fixed with a special re-seating tool available from plumber's merchants or DIY stores. Push the end of the tool into the tap and twist it round to clean the metal. Even easier is to buy a combined washer and seating pack from a plumber's merchant.

Ceramic disc taps

If your taps are reasonably new and only need a quarter twist to turn off or on, they will have ceramic discs instead of washers. Undo the top of the tap and unscrew the brass valve to reach the ceramic cartridge. Take the whole piece along to a plumbing centre for a replacement as the discs come in various sizes and are right-handed (cold) or left-handed (hot). You may also need to replace the thin rubber seal around the cartridge.

  1. I have a problem with the kitchen cold water (hot perfect), it barely trickles first thing in the morning, if you leave it running it flows a bit quicker but not as it used to, all other taps in the house are ok hot and cold.(this is a recent occurance.

  2. cold water feed pipe from tank in loft to bathroom appears blocked. Possibly caused by some lagging getting into water. Posible block may be in about 1m on a bend. There is no water to sink/shower/bath but some seems to be getting through to toilet.

  3. In my mobile home, cloudy water comes out of the cold water spigot in the sink and bathtub, but not the hot. Clear water comes out of the cold water spigot in the kitchen and half bath sink in other end of trailer. It must be air in the line because I filled up a glass and a few hours later water is clear. But, if air in line, why only those in the bathroom?

  5. I have just changed a washer in a kitchen cold tap but once I turned the mains back on it makes a loud vibration at the opening of the tap and sometimes as I close it

  6. We have got air in the pipes, every time we flush the toilet it starts it off and can get very loud, although running the bath tap for a couple seconds stops it. So i was wondering if there was anything i could do to fix this irritating problem of mine on my own, look forward to hearing from u as i desperately need ur advice, thnx.

  8. I have a problem whith my hot water and heating. I cant have hot water only and no heating even when the programer is set for hot water only

Hi Derek I've suffered similar and it was to do with the water pressure and the size of the pipes (ie, the pressure was too great for the pipes to cope with it, which made them rattle when taps were turned off). Sorry to say this can only be solved by a good plumber - get one in, it's not a DIY job.

  13. Over the last 6 months a noisy vibration has developed in the plumbing pipes of our house. It happens everytime we open and shut a tap or flush the toilet. The vibration last up to 10 seconds before dissipating and is made worse if you open a tap whilst it is happening. It is hard to pinpoint the exact location of the noise, but it may well be coming from the roof void. We had a new combi boiler fitted 2 years ago and a power mira shower over a year ago. I have tried shutting the main water tap slightly but it makes no difference. Can you please help. Derek.

  14. i have one rad that will not heat up at all i have replaced it with a new rad but that will not heat either i looks as if there is no flow through the rad although i do get a fluid flow thriugh the bleed screw but only cold water any ideas befor i pull what is left of my hair out thamks terryp
