This also needs to tie in with open plan areas. It needs to be easily cleaned and non-slip. Floorboards are easy to clean and hard wearing which is perfect for a dining room like this, which might have food and drink, spilt on it but they are not the only choice.

Laminates

These are the cheapest option and only mimic wood with a photo image bonded onto a resin wood back. They come in tongue and groove sections so are very easy to lay and they are actually more waterproof than wood and resilient to stains and scuff marks. But they're not as attractive as real wood, So put a stylish rug on top, then people will be less likely to notice they're not the real thing.

Soft Woods

Like pine or spruce can be stained to emulate the colour of more expensive hard woods. But they're easily damaged by stiletto heels or cigarette burns and need to be varnished.

Engineered Woods

Are a good compromise. Made from two or more layers of wood laminated together, with a hardwood veneer on the top wear layer, they offer a hardwood look at a cheaper price. And they're more durable than softwoods. They will probably need to be laid professionally and they do require regular after care to stay looking good.

Solid Hard Woods

Such as oak, ash or beech look great and will improve with age. They are the most durable but they're also the most expensive and they need to be professionally laid. Also they should be resealed or oiled every few years. Even the hardest wood floor can be damaged by hard or sharp objects so you'll still have to think about some kind of protection.
