Bathrooms are places where we can spoil ourselves surrounded by luxury, warmth and fluffy towels. At least, that's the image we need to create in the minds of potential buyers. Here are ten tips to presenting your bathroom.

1 As ever, keep your bathroom free from clutter. Clear out the cabinet and put away day-to-day toiletries. Clear surfaces will make the room look bigger. Hide rubber ducks and other toys.
2 Bathrooms must be super clean. Scrub basins and baths on a daily basis and get rid of any scale or staining with a limescale remover. Use caustic soda to remove stains from lavatories. Make sure any drapes or blinds are free of dust. Don't forget to clean basin and lavatory pedestals.
3 Coloured suites are out of fashion. Look out for offers at the DIY stores or on the Internet and consider replacement with a plain, white fittings. Or update your bathroom with new taps and shower head.
4 Look at the flooring. We are becoming more European in our tastes and they regard carpet as unhygienic. Changing to cork, bamboo or ceramic tiles will give your bathroom a fresh, clean and modern look.

5 Grubby grout should be removed and replaced. Kits are available from DIY shops. If your tiles have seen better days, bleach them, or if that doesn't work, replace them. If your bathroom is small, tiling every wall completely will make it seem bigger. Think of hotel bathrooms; small, but stylish and generally tiled throughout.
6 Check the sealant around the bath, shower tray and sink. If it looks less than perfect, replace it.
7 If the light fitting looks dated, replace it and consider adding an extractor fan if you don't already have one. Make sure that your chosen fitting is suitable for a bathroom and have it installed by a qualified electrician. Water and electricity do not mix.
8 Make sure your bathroom has a good-sized mirror. This will help to reflect light and make the room look bigger. The mirror could be on the front of a cabinet, or you could add a wall mirror with lights.
9 It is important that your bathroom should feel warm, so make sure that you have the heating on when showing your property during the cooler months (most of the year). Replacing a radiator with a heated towel rail will enhance any bathroom.
10 Once the basics have been completed you can dress the room. Put the own-brand bath foam away and invest in some luxury toiletries. Buy some new towels, preferably white or a pale colour that tones with the decor. If you think the kids will ruin them, keep them only for show. One or two pretty candles and, if you have good natural light, a leafy fern or other suitable houseplant will finish the room. And, please, as Hyacinth Bucket knows, white lavatory paper only.
