

From 6 April 2009, the consumer content of the Home Information Pack (HIP) will be simplified and improved with the addition of the Property Information Questionnaire (PIQ). Find out more here.
The PIQ has been designed to be easy for sellers to complete without professional help. Up until now, the Home Use Form has been a voluntary document within the HIP, due to problems with some of the information requested. The PIQ will be a mandatory requirement.
The PIQ is intended to allow the seller to provide upfront information about their home to attract interest and to help prevent sales from falling through. The questions required are relatively straightforward and easy to answer. For example, 'Are you aware of any flooding at your property since you owned it or before?' or 'When was the electrical wiring in your property last checked?' From what we've seen, you won't need any specialist knowledge to complete the questionnaire.
The PIQ may cause a little extra work for estate agents, who could be asked by their HIP provider to distribute a hard copy of the form, if one can't be sent electronically. In all, though, the PIQ should speed up and simplify the process of moving house.
