Agree terms of engagement and ask you to sign an agreement clarifying all terms and conditions.
Prepare the property details. The 1994 Property Misdescriptions Act legally binds agents to describe the property accurately.

Advertise your property details on their website and others websites.
Put up a For Sale Board (subject to local laws and regulations).

Contact potential buyers registered with the agency and supply details.
Arrange and accompany buyers on viewings or your property.
Record all responses to viewings and update you regularly.
Review the asking price with you if necessary subject to progress.
Investigate any potential buyer's ability to proceed.
Inform you of all offers to purchase and advise you on its acceptability.
Negotiate the offer to achieve the best price for you.
Liaise with all parties (as well as buyers in a chain and solicitors) to progress the sale to an exchange of contracts and subsequent completion.
