Morocco is a truly emerging property market and its capital, Marrakech, offers foreign property buyers everything from million pound villas to affordable townhouses - known as riads.

But there are problems. Morocco's roads, buses and services are fairly basic and some tourists will get a culture shock. 'People work very hard to make a little bit of money. It's sad when you see those that aren't able to work barely getting by,' notes Ruth.
Ruth is no property novice. Over the past decade she's renovated several properties in Scotland and sold them on - and her home is a Victorian terrace in Portobello, on Scotland's east coast. This is her first trip to Morocco and she is looking for a three or four-bed property to use for holiday lets. She is flexible on location and is looking for an easy investment property to house large groups of tourists. Her budget is £200,000.
