About to take the plunge and buy something abroad? Whether you're shelling out in Sharm El-Sheikh or on a budget in Bulgaria, follow A Place In The Sun's expert Amanda Lamb's top tips.

1: Get Organised

Be clear how you are going to buy your place in the sun - will it be off-plan or a resale, and are you going to visit your country of choice or go on an estate agent inspection trip, or maybe organize one yourself?

2: Money, Money, Money

Early on, think about how you are going to pay for your place in the sun. Will you be remortgaging or downsizing your UK home, dipping into your savings or will you be taking out a mortgage? This is important because buyers who have organized their finances early on are in a stronger position when negotiating the purchase of a property.

3: Where In The World?

There are now over 50 countries in which significant numbers of Brits have bought overseas property so the choice has never been greater from Brazil to Bulgaria, Canada to Cape Verde.

But remember they are not all the same. Some are at a very early stage of development (such as Albania), others are emerging (Egypt and Morocco) and others are very mature markets (Spain (above) and Portugal). So you need look into what a country offers. For example, properties might be cheap in Slovenia, but is the electricity supply reliable?

4: Off To A Good Plan!

Off-plan properties are a popular way to buy overseas property particularly among investors - mainly because the property can be worth more than they paid for them by the time it's handed over. But remember that acquiring an off-plan property can be more hassle than a resale and you never quite know what you're getting. Buy off-plan by all means - but only in an area you have visited and a country you know well.

5: An Inspection Trip Calls

Many agents and developers offer buyers subsidised inspection trips to see the properties they have for sale. These are a useful way to see, smell and feel a location or country, but remember that the sales pitch can be intense and it's not a free holiday. If possible, always insist you bring along a friend or partner with you.

  2. We are thinking about relocating to Malta.We need to find out more about schools,ex pat storys about schooling,any links with families but would love to be on the program and have the team find my husband and I the perfect location!! Any advice would be wonderful. Regards

Hi Amanda, We are looking to buy a property in bulgaria, and have seen one or two that we are realy interested in, however i have worries, we have know idea were to begin, we need english speaking solicitors one that we can trust, which is one of my main concerns, so any advise and help you can give us would be a god send. Are finances are ok, but we cannot aford to get this wrong, its all we have. Hope you can help. Kindest regards Carol & Alan

Hi Amanda, My husband and I have always been interested in living in Spain, I speak the language (to some degree) and my Husband's brother and wife have lived in Madrid with their family for more than 20 years, so we visit them regularly. We have a 4 year old daughter and would love the opportunity to live in Spain and escape the weather of GB and indulge in the Spanish culture we have come to love. I am a teacher and my husband is a cabinet maker, but would be willing to do any work to get settled into a new home. Prefrebly we would like to live in a small village/ countryside with some land. Hope you can help, Lisa, Shaun and Lucy Rose x

  5. Hi Amanda I wonder whether you would be interested in helping my cousin (she is more like an auntie) find a b&b or lovely property in France. She has been a big star in helping me with various things particularly over the last few years and I would like to see if I can do something to assist her in finding her dream place in France. (It is partly selfish as it would mean I would have a wonderful place to escape to on holiday too).

  6. hi,Amanda,we have been holidaying in Parga in Greece for the past 5 or so years,going twice a year and love the area,we would love to purchase a property in this area,and have looked on websites but feel we need your experience,A holiday home to begin with,with a view to retiring there in time.We have a budget of £100,000 ps my sky plus has pages and pages of "A Place in the Sun but none from mainland Greece.   7. Please oh Please won't you help us. After freezing in Norther Irelands 'bandit country' for a life time, we would dearly need to move, and rent a villa quite close to the sea in the South of Cyprus. Absoloutley any advice from what I've seen of your shows would be golden, and unsurprisingly having never done this before, really would not being ripped in to by the local laws any any other creepy crawlies that come out of the woodwork once the deal is complete. My Father was posted there while in the Royal Ulster Rifles, so if the properties not a palace, I'm sure we can make the best of it, any advice,. at all? looking forward to your response like a Titanic passenger awaiting a lifeboat [talk about out of our depth], but the move must go on. Thanks in advance for reading our request, and by the way we are very easy going and breezy enough to make good friends should we ever have the chance to meet. We need two houses/ cottages one for our daughter and husband with 5 children and one for myself and husband.We are looking for two properties together with enough land for 4 horses.In a rural location.   13. I am looking at investing in a property which was in your Aug 2008 magazine. Its the Caracola Beach resort on the island of Margarita, Venezuela. How much/deep did you look into the various companies. Builders/solicitors/offshore banking company etc, and what they promise. what were your findings.

  15. Hi Kerri Again, it's worth trying our sister site, www.aplaceinthesun.com - there's loads of advice there. Personally, as an old hand at buying abroad, I would suggest you get yourself a recommended lawyer over there, do not buy without a full survey and get someone over here to double check all your paperwork if you don't feel qualified to do so.

  16. I am looking to purchase an apartment in the Algarve Portugal. I am a first time buyer, but decided to buy abroad rather than in the UK. The apartment is 120.000 GBP and i have a deposit of 10.000 GBP. Is there any advice you could give me please when buying a property in the algarve as it would be much appreciated.

  18. We are looking for a place in France in the Lot and Garonne area-ideally between Bergerac and Bordeaux airports.. Any advice would be appreciated.We are a family of 6 and have a maximum of 180k to spend on this holiday home. Are there any agents /web pages you would advise us to stay clear of?
