With all the headlines about the global credit crunch and the forecasts of economic doom that seem to leap out at us every time we open a newspaper, it’s a wonder any of us are contemplating buying a property in this country, let one alone abroad. However, Amanda Lamb tells us why she thinks now might not be such a bad time to buy...

The credit crunch means that now is actually a very good time to buy. It’s definitely a buyers’ market. While it’s not the time to buy if you want to make a fast buck, if you’re looking for your own little piece of paradise and you’ve done your sums and raided the piggy bank, you could find yourself a lovely little bargain.

Recent A Place in the Sun Live exhibitions were absolutely buzzing, and they were full of people who were serious about buying. In some ways, I think the stories we’ve been reading have made us all stop and question what we actually want a property abroad for and, more importantly, whether we can afford it.

You only have to look at when we have had spells of fantastic weather in this country to see how much happier and nicer people are when the sun is shining. Everywhere you look, people are smiling at each other and saying ‘hello’ – the whole country seems to have a spring in its step. Who’d have thought it? It’s the same feeling we get when we go on holiday. I think we’ve all had that feeling of coming home from a holiday and thinking how great it would be to have a place there that we could revisit.

Having a place abroad, though, is a big thing to take on and you need to think carefully about it. There are so many questions you need to ask yourself. How many times will you use it each year? How long would it take you to get there, door-to-door; if it’s a nine-hour round trip will you really get enough use out of it? Will it require a lot of maintenance – if so, who’s going to do that? Would you be happy to learn a new language? Would the worry and the stress that comes with owning property outweigh the joy and pleasure of it? All these things need to be weighed up before you start your search.

However, the single most important question you should be asking yourself is whether or not you can actually afford it. I know that sounds pretty obvious, but you’d be surprised! I think a lot of the credit problems we’re seeing at the moment – particularly the horror stories about foreign property purchases – come from people who have stretched themselves too far financially.

Before you do anything else, make sure that you can cover the costs your place in the sun will incur. And when I say ‘costs’, I mean everything from a second mortgage to insurance, utility bills and taxes.

Don’t bank on renting it out to cover those costs, or do what some people do and pay two mortgages for a short while with a plan to sell their house in the UK and move abroad permanently. Now is definitely not the time to buy a property off plan and sell it on at completion – what if you can’t, what happens then? You need to make sure that you can comfortably cover the costs before you embark on your search.

Now more than ever, affordability is key. I sincerely hope you find a place that’s right for you – and when you do, will you send me a postcard?

Dear Amanda, my brother, my Mum, my daughter and myself are looking for a second home with land/ garden or a flat near the sea in Abruzzo region, Pescara,Italy, or anywhere else in Italy near the sea and the arport. Budget up to 150 000 Euro,this summer or Autumn, not a restoration project, ready to move in, possibly renting it out as well. Could you help please?

  3. Hi, we're looking to buy a home & live in Tuscany. We have 3 small boys & have spent the last year looking & travelling out to look at property. We've now sold our own house & renting for 6 months in the hope of moving out this summer. Can you help us in any way?

  4. Me and my family(husband,2 kids,mother & father,brother and family and mother in law) all are looking at selling up and buy a property in France with land and outbuildings. Obviously schools etc near by. No certain budget depending on what work is required on property. My husband works for the Renault group so work should not be a problem for him. We do not know the procedure of emigrating and would really appreciate your help in proceeding with the move and also help finding a suitable property(ies) for us. Look forward to your response.   10. My husband and I visited Australia last year for a month and loved it. We are now planning on moving out there. Fortunately we both have jobs that are in high demand over there, I was just wondering if we would have a better quality of life over there and would our money go further? I am a nurse and my husband is a software engineer, any thoughts? Thank you.

  13. Amanda, we are looking to purchase a property in France / Italy full time and we need your assistance to either buy a renovation and or new build with charachter. We would like the property in the country 2 bedrooms in a quiet area. We are thinking of purchasing in the next one / two years and then move in 2010 approx. Many thanks Colin & Susan O'Kelly

  16. Dear Amanda, I bught an apartment in Cabourg, normandy 4 years agao, but find it very cold, just like the UK. I watched a place in the sun tonight, houses and apartments in Spain, I just loved it. I am looking for small comfortable place by the sea, in a fashionable areas and have a budget of £80000.00 can you help me to find it? I have found a buyer for my apartment and the sale is going through, I would like to find somewhere warm by the sea so that I can spend the winters there. let me know if you would be able to help.   17. Now retired,and thinking of moving to France, or Portugal. We both feel, with a different climate, better quality of life in our last years, seems much better than living Scotland, what with the weather, etc, seems the corrct choice. Just choosing which country would be best for us, Amanda. Watched you for many years, and your advice would be so helpful, many thanks Fran

As we have very limited funds 50,000 pounds 100,000$ We thought a bank repossesion may be the way to go, but as you have to subscribe to agents offering repossesions we would like any tips that you can give us.   20. I watch the programme every week and last year my partner and I decided to go to Abruzzo in Italy for 3 days, after research on the internet for cheap properties abroad. We found an 11th century village called Carapelle Calvisio, just on the edge of the Miaella national park. We paid 27,000 GPB including all taxes and costs, and it is a little piece of Italian history. Please could you do a programme on this fantastic region of Italy and really put them on the map. Cheap flights with Ryanair, beautiful scenery, friendly people and if you do your research still some very cheap houses.
