Canada’s attractions are not confined to the west coast. Newfoundland, the nearest major point to the UK (charter Monarch Airlines flies weekly direct to Deer Lake Airport, in the east, June to September and December to April) is an adventure playground where dog sledding, snowmobiling and heli-skiing are only a few of the outdoors activities in which to participate on the 317-mile wide by 316-mile long island.

Located on the Humber River and with unimpeded views of Marble View Mountain and ski resort, land prices start at $186,000 (£105,000); house prices are from $305,000 (£171,000). Homeowners are permitted to design and build their own property, or they can choose one of six timber house types - three log style and three plank and beam - to have built for them by a local construction company.

Further east on the island, at a point where the sun sets and whales frolic in the summer months, local developer Greg Penney is creating a 24-room boutique hotel, as well as 132 condominiums in three blocks, 60 chalets and 20 detached villas. The majority of the homes will be built on a bluff overlooking the sea.. Prices will start from $245,000 (£138,000) for a one-bedroom condo with a sea view.

Geoffrey McClure, sales agent for both Bay of Islands and Marble View Estate, said: 'Bay of Islands is the first development locally that is offering condos for sale targeted at foreign second home owners. This is a family destination aimed at the lifestyle buyer. The prices are very affordable and with the direct flight from the UK in just five hours, I expect there to be strong interest from overseas buyers.'

  2. I had no idea there were so many benefits to investing in Canadian property. I thought the sub-prime lending crisis HAD affected the Canadian market, glad to hear different. What a wonderful chance to invest in a vacation home with an excellent ROI. Looking forward to my next visit to Alberta so I can start scouting second home bargains!
