The commission you pay to an estate agent can feel like an enormous sum of money you could do without spending when you're moving house. Going it alone is definitely a viable option, but be sure you have the time and resources before you decide.
The first thing you'll need to do if you're going agent-less is decide how much you're going to advertise your place for. Take a look at adverts for similar properties to see what homes are being advertised for, and research online to see what they actually sold for. Nethouseprices, UpMyStreet and MousePrice will all give you information on prices achieved.
Don't be tempted to bump the price up from what your research of the local market shows you can achieve. Just like an estate agent, you want to encourage viewings. Think about what you'd like to sell for, but make sure it's realistic given what similar properties have fetched. Remember that you don't have to accept offers that are too low, but you do want to get people looking.
