

How can we raise cash?
‘We have put an offer on a repossessed house that needs work. We can organise a mortgage and have sufficient deposit, however, we need some extra cash to get the building work done. We have a choice of releasing £33K from our existing mortgage to help with building costs or we can sell a flat that we rent out to release some cash for the entire cost of the building work. What should we do?’

‘Not having access to all the issues of the property, my advice would be to keep the flat and raise the money with a mortgage.
One of the results of the credit crunch is that it’s harder for buyers - particularly first time buyers - to get mortgages, which means the number of tenants increases, which means rents are increasing. When prices are coming down, rental yields are coming up, particularly in this cycle, because first time buyers have been unable to buy.
As an aside, if you were to sell the flat, it’s good news to do so with an existing tenant, assuming it’s going to an investor.’
