

Q: We live in a 1930s semi with a tiny kitchen and are planning to put a single storey extension on the back of the house. We can't decide whether to go with a slightly smaller extension (2.8 m) with a sloping roof or to go for a flat roof which means that the extension can be larger (3.6m). Are there any major pros and cons between the two roof styles and which would be more in keeping with the 1930s style?
George says: 'I'd have to see a picture of the house to be able to judge properly because it depends what style of 1930s house it is - you can get ones with a flat roof that are nearer to Art Deco homes in style - and those with a pitched roof. However, overall, I tend to go for the biggest extension the planners will allow. This then might mean that, were you to put on a pitched roof, the ridge would be too high, and detrimental to the planning application. Potentially, do a flat roof so that it has minimal impact.'
'If it's a 1930s house, like this one, it's worth have a lead rolled roof to make it authentic. It might cost a bit more, but the finish is nice, and the flat roof will look better from out of the upstairs windows. It will last a long time, too.'

Q: I have just exchanged on a wonderful Victorian property which sits in a conservation area opposite a beautiful park. The property needs completely refurbishing and I would appreciate some advice on project managing. Our budget is tight considering we want to include an extension of the kitchen while we are doing all the work up front. I know you will love this house. Please help.

'When it comes to project management, there is information here. If you can afford it, even with a limited budget, it's worth having a project manager, because they will save you time and money by delivering the project on time and within budget. Try and source a local project manager who's been recommended and keep their fees as low as possible. They might just even do a few hours here and there for you to keep the project on track.'
